What is Design Build?

Design-build is a method of project delivery in which one entity (the design-builder) forges a single contract with the project owner to provide both architectural/engineering (A/E) design services and construction services. Design-build is also known as design/construct and single-source responsibility.

Design-build is an alternative to design-bid-build. Under the latter approach, the owner selects and commissions an architect or engineer to prepare drawings and specifications under a design contract and subsequently selects a construction contractor to build the facility under a construction contract.

Design-build, design-bid-build, and construction management are the three project delivery systems most commonly employed in North America. Over the past 15 years, use of design-build has greatly accelerated in the United States, making this delivery method one of the most significant trends in design and construction today.

Advantages of Design Build:

1. You get early project budgeting numbers from the contractor. A price is put on conceptual ideas.

2. A guaranteed maximum price can be determined early, right after the scope of the project is completed.

3. The owner, contractor, and architect/engineer work as a TEAM to design and build a project that satisfies the needs of the owner

4. If time is an issue construction can begin before the design is completed. This is often referred to as "Fast Tracking". A good example of "Fast Tracking" would be that the site work and excavation could start while the interior layout is still being designed and interior finishes being selected.

5. The need for high cost change orders that can occur in design-bid-build are eliminated.

6. Architectural and engineering fees are kept to a minimum, and determined from the beginning.

7. Contractor fees are kept to a minimum, and are determined from the beginning.

8. Construction costs are minimized by using the latest systems and methods that the contractor knows are cost effective.

9. Chances for misunderstandings are minimized with the team approach.

10. Conflicts are eliminated that generally occur with the traditional "Low Bid" system because of a team mentality.

11. Realistic completion dates are established by the contractor who will do the work.
